New building regulations came into effect in October 2008 and in general terms, internal conversions that dont exceed 50 cubic metres (40 cubic metres for terraces) can be undertaken without planning permision. What is involved in Cellar Conversions?
 
Certain British Standards, Building Regulations and Structural Engineering rules exist as you would expect with such projects, these are explained below.
 
In our cellar conversions we only use the best quality plastic membranes, reinforcing materials, sound proofing insulation, specialist concretes, screeds and pumps to create a dry healthy usable space. Our contractors comply fully with BS8102 and Building Standard requirements.
 
The membranes cover the walls, floors and ceilings and take the water to one place where it can be pumped away into the drainage system. The membranes are sealed together to prevent the penetration of damp and water. The membrane is then completely covered with plasterboard then skimmed. All plumbing, electrics and network services are nicely hidden behind the new internal wall and ceilings leaving a nice tidy shell.
 
The floor will need insulating as well as the membranes. Then a reinforced steel mesh to be laid over the top before screeding the floor. Underfloor heating can also be installed at this stage if required.
 
If the floor level is too high we would need to dig down further and underpin which will need planning permission and the usual structural engineer & building regulations signing off. This will add considerably to the project and would likely increase the fully finished cellar price from around £1000 to £2000 per sq metre (depending on final finish and what is going into the cellar) to well in excess of £3000 per sq metre. It is well worth considering this before looking around for contractors.

We adhere to British Standard BS8102, which essentially protects the future-proof of the tanking and pumping work with particular attention drawn to the ongoing rising water table expected in years to come.
 
As you will see from our “What we do” page, everything else within the new basement is then carried out by us too from flooring, skirting, kitchen/bathroom fitting right through to the decorations.
